Description Popular constructive culture (PCC) transforms cities under procedures that can be seen as poorly planned and deregulated; the buildings show processes of renovation, adaptation, re-functionalization, and construction changes. Observing the case of edification in "Los Almendros" (1971-1975) in the city of Portoviejo-Ecuador, the article proposes a linear evaluation of triple purpose: 1. habitability, 2. quality-economy and 3. progressivity. The results obtained showed that the socio-spatial process determined a habitability index of 53.7%, with an optimization of the architectural design, it was improved to 71.5% and with an investment of 25% less than the annual costs and on the progressivity assessment, a functional adaptation of the building was obtained that adjusts to the variation of the family nucleus. That is simple strategies, typical of the PCC, that consider habitability, better economy, and progressiveness, allow buildings   with positive impacts on the quality of life of the inhabitants.

La cultura constructiva popular (CCP) transforma las ciudades bajo lógicas que pueden verse como poco planificadas y desregularizadas; las edificaciones muestran procesos de renovación, adaptación, refuncionalización y cambios constructivos. Observando el caso de las edificaciones de “Los Almendros” (1971-1975) de la ciudad de Portoviejo-Ecuador, el artículo plantea una evaluación lineal de triple propósito: 1. habitabilidad, 2. calidad-economía y 3. Progresividad. Los resultados obtenidos demostraron que el proceso socio espacial determinó un índice de habitabilidad de 53,7%, con una optimización del diseño arquitectónico se mejoró a un 71,5%, con una inversión del 25% menor a los costos anuales y sobre la valoración de progresividad, se obtuvo una adaptación funcional de la edificación que se ajusta a la variación del núcleo familiar. Es decir, estrategias simples, propias de la CCP, que consideren habitabilidad, calidad-economía y progresividad, permiten mejores edificaciones con impactos positivos en la calidad de vida de los habitantes.
